SOLD - Industrial Park Associates has completed a sale transaction on behalf of ACC Precision, Inc. of Oxnard for a 7,245 sq. ft. industrial building at 321 Hearst Drive in Oxnard. ACC Precision acquired the 4 year old industrial facility to expand their precision machine shop business.
LEASED - IPA represented both the landlord and the tenant, The Studio WLV, LLC in the three year lease of a 5,568 sq. ft. industrial condo in the Grande Vista Business Center of Newbury Park. The building was improved with over 70% offices and will be used for creative media services, recording, set productions, post productions and green screen.
SOLD - Industrial Park Associates represented the Buyer in the sale of 2101 E. Ventura Blvd., Oxnard. The 37,170 sq. ft. building is situated on over 4 acres of land, has 101 freeway frontage and is located next door to Costco.
LEASED - IPA represented the Landlord, San Fernando Associates, LLC in the long term lease of a 39,500 sq. ft. industrial building located at 250 Parkside Drive. The concrete tilt-up industrial building featured 4 dock high loading positions and 24' clear height.
SOLD - Industrial Park Associates represented the Seller of 2960 Los Olivos, Oxnard a 9,936 sq. ft. industrial building which sold for $1,195,000. The Buyer was an owner/user.
LEASED - IPA has successfully Leased a 5,415 Sq. Ft. industrial condo located at 2041 Cabot Place, Oxnard. IPA represented the Lessee, Epiphany Care Homes, Inc. in the 5 year lease.
SOLD - Mike Wax of Industrial Park Associates represented both the Buyer and the Seller in the sale of a 5,568 Sq. Ft. industrial condo. Located in Newbury Park the condo unit was built-out with almost 70% office improvements and it included a loading door. The Buyer, who paid all cash, was a private investor.
LEASED - IPA recently advised a client to demise a 12,577 Sq. Ft. building into two units. The building had been sitting vacant for 6 months. Only 2 months after completing the necessary improvements to create a 2nd unit IPA successfully Leased out both units.
LEASED - IPA represented the landlord in the successful 3 year lease transaction of a 79,852 Sq. Ft. industrial space at 1950 Williams Dr., Oxnard. This outstanding warehouse/distribution facility featured 10 dock high loading positions, 19’ clear height and refurbished offices.
SOLD - Industrial Park Associates represented the Buyer in the sale of 211-213 N. Olive St., Ventura. The WM J Matson Company of Carpinteria acquired the 12,700 sq. ft. industrial facility to expand their powder coating business. The property featured a fenced yard and 1,000 amps of 277/480 volt power.
LEASED - Industrial Park Associates represented the tenant, MV Transit Co., in its leasing of a 10,300 sq. ft. industrial building in the Maulhardt Industrial Center of Oxnard. MV Transit will be contracting to provide para-transit services for residents of the City Oxnard.
SOLD - IPA is pleased to report the successful sale of 5901 Edison Dr., Oxnard for $5.75 million to the Oxnard Harbor District. The 50,000 sq. ft. of industrial buildings situated on 5 acres will be used for "port related" activities.
